Towering above the rest, with the latest of technology imbibed and promising the best of comfort, a premium high rise gated community apartment will soon come up in Shaikpet. The project, which has already staked the claim to be the tallest residential towers in the city, will be known as Aparna One and is being shaped by Aparna Constructions and Estates Private Limited.

At present, the tallest residential tower in the city is Lodha’s at Kukatpally, which has 34 floors with a ceiling height of 2.9 metres. Aparna One, according to the group’s director C Rakesh Reddy, will have 36 floors with a ceiling height of 3.6m. Speaking to #KhabarLive, Reddy said the Aparna One venture, spread over 9.75 acres, was being developed opposite Narayanamma Engineering College in Shaikpet. There would be 464 premium units constructed across six blocks offering three and four BHK apartments.

The apartment sizes would range from 2,876 square feet to 5,216 sft, with the starting price per unit to be around Rs 3 crore. Each unit would be equipped with a voice-based smart digital assistant, which will allow residents to control the lighting, geysers and other electronic appliances.

It would also have a digital camera and lock system fixed to the main door, facilitating the owner to track the movement of visitors at the door, sitting anywhere in the world. It would also facilitate the entry of visitors into the apartment even while the owner is outside and does not require the owner’s physical presence, Reddy said.

Apart from a host of amenities, including a clubhouse, gym, swimming pool, children’s play area, amphitheatre, pharmacy and banquet hall, there will be eight guest rooms.

The project will also have an exclusive personal lobby for each apartment, ensuring more personal space. Of the six towers, two Princely and two Noble towers will be the tallest towers in Hyderabad, Reddy said, adding that the company had conducted research on the buyers’ requirements, besides considering the budget factor.

“Price is not a factor, but the majority of the feedback was about the requirement of apartments sized 3,000 to 7,000 sft. Apart from local buyers, there are prospective buyers from the United States, besides from Karnataka, Mumbai and other places,” said DS Prasad, another director of the group.

Sharing the group’s plans, Prasad said seven projects covering 12 million sqft of the area were underway with an investment of nearly Rs 3,000 crore. In the next four years, there are plans to take up residential projects covering 20 to 25 million square feet with an investment of Rs 6,000 crore, he added. #KhabarLive
